This is my first update for our coming soon location – Richwoods.

Location: Just north of 121, south of Rolater and nestled between Independence and Coit Roads.

Education: Frisco ISD

Size: Over 500 acres estimated to build 1600 homes over an 8-10 year period.

Amenities: A gated and master planned community with plans for multiple ball fields to be developed as the community matures. It will have a huge amenity center with a resort style swimming pool, fitness center and tons of parkland and green belts according to the preliminary plans.

Homesites: Landon Homes will be building on all 4 of the different lot sizes 64′s, 74′s, 84′s and the 90′s.  Each lot size will offer different floorplans with the exception of the 84′s and 90′s they will offer the same, with pricing starting in the low $300,000′s and going up to $600,000 plus.

Richwoods Development Breaks Ground in Southeast Frisco

New Gated Community to Feature 1600 Homes and Approximately $10M in Amenities

City Expected to Receive Up to $2.5 Million in Park Fees

(November 22, 2011– Frisco, TX) Richwoods Development has broken ground in southeast Frisco.  The 506-acre new master-planned community, located just north of the Sam Rayburn Tollway (SH 121) between Coit and Independence Roads, will be gated with private streets and an estimated $10 million in recreational amenities for its 1600 families.  In addition, homebuilders Landon Homes, K Hovnanian Homes, Newcastle Homes and Toll Brothers Homes have been selected to build in the opening phases.

“When it opens in Spring of 2012, Richwoods will be the only gated, new home community in Frisco’s southeast quadrant,” said John R. Landon, President of Landon Development Company and Richwoods Development, who purchased the land in March of 2011.

“Current plans for Richwoods include a four-acre amenity site with clubhouse, wellness center and resort pool, about 2.5 miles of hike/bike trails through the community, and numerous parks and playgrounds within the community.

“Richwoods will have many unique features, including a school drop-off zone to the new Vandeventer Middle School.  On the recommendation of the City of Frisco Parks and Recreation Department, Richwoods parks will include multiple soccer practice fields as well as other ball fields and playground areas.”

As part of the agreement to make the community private, the City of Frisco is receiving approximately $2.5M in park fees from Richwoods Development to be used at the City’s discretion for Frisco parks outside the community.  The first payment was presented to Frisco Mayor Maher Maso at the groundbreaking and earmarked for the City’s Parks and Recreation Department.

Landon also announced that Robbie Fusch of Fusch Architects will be designing the community clubhouse/ fitness center; and Dave Baldwin will be the Landscape Architect.  Fusch, whose work has been documented in periodicals such as Architectural Digest, DFW Luxe and Southern Accents, is known nationally for his luxury classical designs and authentic period detailing.  Baldwin has to his credit the landscape and hardscape design of acclaimed residential, municipal, institutional and commercial projects including Allen City Hall, Las Colinas Corporate Center, Legends Crossing and Haggard Park.

Homes in Richwoods will be constructed on varying lot sizes and at price ranges projected to be from the $300s to the $700s.  For more information, visit www.richwoods.com
